Commercial Manager - Data Centre

About the role

Turner & Townsend is hiring a Commercial Pre-Lease Manager in Seoul for its data centre practice. The role provides commercial leadership, cost intelligence and financial analysis behind data centre investment and leasing decisions, acting as the client's commercial advisor. It covers multiple concurrent opportunities and works with Project Managers, Technical Due Diligence Managers, developers and client stakeholders. It is a front-end transaction and advisory role focused on commercial evaluation and lease negotiations, not a delivery-focused cost management or quantity surveying role.

Key responsibilities

• Lead commercial due diligence from site evaluation through lease execution
• Develop and maintain total cost of occupancy models for shortlisted options, covering initial and long-term implications
• Benchmark developer and landlord proposals against market intelligence, comparable transactions and regional cost data
• Challenge pricing assumptions, escalation mechanisms, pass-through costs, utility pricing, incentives and commercial commitments
• Validate open-book budgets, development costs and reimbursable agreements
• Evaluate commercial viability across competing developers, providers and sites, and quantify risks and opportunities
• Support lease discussions, term sheets and build-to-suit agreements, and help build investment cases and approval papers
• Maintain regional cost intelligence databases, work with project, technical and legal teams, keep audit trails and report regularly to programme and client leadership

Required profile

• Solid grounding in cost management or quantity surveying, with data centre or mission-critical exposure
• Confidence challenging developer numbers with evidence in the room
• RICS or equivalent qualification (or progress toward it) preferred
• Local market cost knowledge and language capability is a significant advantage

• Working knowledge of open-book and cost-reimbursable commercial structures
• Solid cost modelling and benchmarking capability
